People react differently when it comes to negotiating money matters. Some people cringe at the thought of negotiating their homes sales contract. They hate trying to outmaneuver the other side to put the deal together, even when hundreds of thousands of dollars are at stake. Others get so excited about haggling that they turn into a different person, talking their way to saving a few bucks. Whichever approach you take, there is no denying that negotiation can be stressful. That is why relying on your real estate professional will make the process easier. Making a plan about the negotiation with a professional can make the difference of thousands of dollars and making your home buying or selling plans go through.

Winter fun at Side Cut Metro Park
Kudos to the park rangers at Side Cut Metro Park on Saturday January 21st. Cold but great sunshine made a great day for sled riding on the Wagener Sledding hill, constructed last year. Unfortunately warm temperatures didn't allow for ice skating in the new skating rink. Bon fires, music, ice carvings by Chad Hartson of Ice Creations, s'mores and hot chocolate kept everyone busy all afternoon. The ice rink and hill will be lit for fun into the evenings. Great Job Metro Parks of Toledo!

Why won't my home sell ???
Many sellers have had their home on the market for months without having any showings. Some sellers have had lots of showings but no offers to purchase.
It's time to make your home stand out above the rest. Take two steps back and take a long hard look at your home, starting in front of your home. Take a walk through just as your buyer would. Pay attention to not only the big things like paint color, clean carpet, flooring and windows, but also to the small details that we miss about our homes on a daily basis, dust on top of furniture, scuffed up baseboards, weeds in the flower beds. Burned out light bulbs, and obvious small repair problems will make your buyers think that you haven't cared for the home and they will have to spend time and money "fixing it up". Take away any negatives. Tidy closets and spotless kitchens and baths sell homes quickly. Pay close attention to having clean appliances (especially if you are leaving them behind for the buyer!) Ask your agent to walk you through the competition and compare their condition to yours. Make yours the best and it will sell first.
